J. Harris Morrison III, CCIM

Founder and Managing Director

Through Fortius Capital Partners, Harris pursues his passion for real estate, fusing his experience in brokerage and asset management with his skills in development and finance. His ground-up experience and principled leadership create value for capital partners and communities alike.

After working at Wachovia Bank, he began his real estate career in 1998 at Bissell Companies in Charlotte where he was involved at the project-level in developing and managing of over 1 million square feet of office and hotel space in Charlotte. In 2000, he transitioned to industrial and office brokerage for Grubb & Ellis Bissell Patrick, forging extensive relationships in the brokerage community and gaining valuable experience in deal-making, leasing and sales.

In 2006, after receiving a Masters in Real Estate Development from MIT, he formed his commercial real estate operating company, New Branch Real Estate Advisors. In 2018, he founded Fortius Capital Partners to focus exclusively on industrial development and investments in the Carolinas. Fortius has established key capital partnerships and delivered industrial parks in strategic locations in greater Charlotte.

Dave Davis, CCIM

Director of Development

Dave provides a steadfast approach in bringing projects from conception to reality. His ability to identify opportunities, work with various constituents, and manage vendors across the development process are integral to FCP and its partners.

Dave began his real estate career with Bissell Companies in the mid 2000s. During his time, he worked on various projects, creating a foundation for many of his core real estate philosophies. Prior to joining FCP, he spent several years at Wells Fargo Bank as a Senior Real Estate Asset Manager.  His background includes experience in commercial real estate including acquisitions, commercial brokerage, property management and asset management. He utilizes these experiences to identify opportunities and drive projects to fruition.

Tim Niewald, NCGC

Construction Manager

The real estate and construction business has always been Tim’s passion and lifelong career. Painting and building houses as well as being the local handyman of the town as a teenager, provided a gateway to the construction world. Tim used his construction jobs to pay his way through college, gaining a Real Estate Broker’s License (#110122) and a Communications degree in 1989. He then taught pre-licensing in the Real Estate Education program at Sandhills Community College. In 1997 he expanded his construction interest into business and development with an NC General Contractor/Building/Highway License (#70271), specializing in commercial, medical, and warehousing facilities. Since then, Tim has worked in the development business and has managed the following projects:

  • A multi-million-dollar medical facility dedicated to the NFL Concussion Studies protocol
  • Facilities for Advanced Auto Parts, Car Quest Auto Parts, and Save a Lot grocery stores
  • Completed several Fed Ex Ground Facilities over 100,00 sq. feet each on time and under budget
  • A commercial park and residential community consisting of 128 townhomes including roads, water, and sewers systems in Concord, NC
  • Multiple dental offices in Charlotte, NC

Community Involvement:

Zach Priester, LEED AP

Development Associate

Zach joins the FCP team bringing a passion for real estate development and a strong desire to provide investors and clients with quality industrial, commercial, and multi-family products.  Zach has grown up in the construction and development worlds, coming from three generations of general contractors.

He has worked a variety of jobs across the engineering and construction industries over the past decade; including in the roles of Project Manager, Lead Engineer, Commissioning Agent, and Assistant Super Intendent. His holistic experience across site due diligence, permitting, design, and construction helps him identify and address issues early in the development process. He is excited to put this experience to work in helping Fortius Capital Partners and its clients reach their development goals.

Brenda Whitmore

Accounting and Administration

Brenda applies her attention to detail, excellent communication skills and technical abilities toward the many facets of Fortius Capital Partners. Whether she is creating marketing material, maintaining accounting records, performing lease abstracts or handling tenant relations, Brenda provides top-notch service to the firm’s investors, tenants, and vendors.
