We target industrial and office properties ranging in price up to $30 million.

Single-Tenant Industrial Buildings

When focusing on single-tenant industrial buildings and portfolios, we typically seek properties with at least 20’ ceiling heights; numerous dock height and drive-in doors; large truck courts; sprinkler systems and modern lighting; moderate amounts of office; and room for expansion, when possible. We buy buildings that range in size from 20,000 SF to 100,000 SF, though we can easily go outside that range; the buildings can be occupied or empty. With single tenant facilities we are able to make many maintenance and operational expenses a tenant responsibility. This reduces financial drag and accounting on the ownership group. By acquiring highly functional and universally desirable properties, we increase the likelihood of success on re-leasing when a tenant vacates. This minimizes cash-flow disruption.

Office, Multi-Tenant Industrial and Flex

When purchasing office, multi-tenant industrial and flex, we seek accessible locations, quality construction, and building configurations that fit the tenant market. We prefer value-add properties that are typically at, or below, replacement costs. In addition, we are very attracted to properties that lie in the path of growth and progress. Buildings and portfolios in these property types may range up to 100,000 square feet, or more, in total.

Development

We develop industrial, flex and office properties when we have deep knowledge of supply and demand in specific submarkets, and when we see excellent opportunity to deliver new product. We approach these opportunities on a case-by-case basis, and perform detailed underwriting before embarking in the development process. Having strong and active connections with the brokerage community enables us to read the markets and deliver the right product at the right time.
